Q. How much notice must the landlord give before the rent can be increased?
A. If the tenancy is for a fixed term, the rent cannot be increased during the term unless it is allowed for in the tenancy agreement. If a rent increase is allowed, 2 months' written notice must be given prior to the increase. The tenant then has 30 days from receipt of the notice to dispute the notice with the Queensland Residential Tenancies Authority. Rent cannot be increased more than once in a 6-month period.
Q. My tenant is behind in the rent. How long do I have to wait until I can give notice to leave?
A. If the tenant is more than 7 days behind in paying the rent, the landlord can serve a Notice to Remedy Breach (Form 11). The tenant then has 7 additional days to pay the overdue rent. If the rent is still unpaid at the end of this 7-day period, the landlord can decide to serve a Form 12 - Notice to Leave directing the tenant to vacate the property 7 days following service of the Notice to Leave.

Queensland Notice of Lessor's Intention to Sell Premises
If you're selling a rental property, you must give notice to your tenants with this Queensland Notice of Lessor's Intention to Sell Premises (Form 10).

Queensland Notice to Leave

Queensland Notice to Remedy Breach
